🏘 Condo & HOA Mediation

When Community Living Becomes Conflict

Condo communities are built on shared space — and shared responsibility. When communication breaks down between boards, property managers, and residents, mediation offers a practical, confidential way to get things back on track without lawyers, hearings, or hostility.

Common Issues

Mediation can address nearly any dispute within a condominium or homeowners’ association, including:

  • Governance conflicts — board disagreements, elections, or procedural breakdowns

  • Bylaw enforcement — pet policies, parking, noise, or maintenance disputes

  • Financial issues — special assessments, arrears, or budget communication

  • Resident concerns — fairness, transparency, and board–owner relations

  • Manager relations — communication gaps between boards and property managers

Why Mediation Works for Condo Boards

Condo disputes aren’t just legal — they’re relational. You still have to live next to each other when it’s over. Mediation helps boards and residents:

  • Save money and avoid prolonged legal battles

  • Repair communication and trust within the community

  • Develop practical, enforceable agreements

  • Preserve the long-term health of the corporation

“Mediation helps boards move from managing conflict to modeling community.”

Process

  1. Confidential intake with board representatives and any affected residents

  2. Agreement to mediate outlining confidentiality and goals

  3. Facilitated session (in-person or virtual) guided by a neutral mediator

  4. Written summary or MOU capturing the agreed steps forward

  5. Optional follow-up session to review progress

Rates

  • Board / Property Mediation: $200/hour

  • Community or smaller residential groups: $150/hour

  • Free 15-minute consult to assess fit and scope

Sliding-scale and pro bono options are available for smaller buildings or non-profit housing co-ops.

For Property Managers & Boards

Mediation can be integrated into your annual governance rhythm — a way to maintain communication health before disputes arise.

Be sure to ask about annual “Peace of the Corporation” sessions — half-day facilitated meetings to strengthen collaboration between boards, managers, and residents.
